Adding a fifth bedroom in a neighborhood of four bedroom homes would be detrimental to the value of your home. Adding a swimming pool in areas where houses with pools don't sell well would also be considered an investment that could not be recouped. Some people still do it anyways. The point is that most home improvements are done to meet the needs of a particular family and the desire for a more comfortable living space. While resale value is important, it is just one of the many considerations that have to be evaluated in a good home improvement plan.
Know your budget: When shopping for homes with developers, you have the advantage of having the floor plan, and builder chosen and the ‘price tag’ is already predetermined. When you purchase house plans you are going through a catalog of plans and will need to add up the components on your own. While a house plan may seem reasonably priced, remember you will still need a contractor to build and their fees must be taken into account, along with the property price. Before purchasing floor plans, know what your overall budget would entail.
The ranch house floor plan was the American Dream in a box from the late 1940s to the mid 1960s. Sliding glass doors, kidney shaped swimming pools and back yard patios created a new informal way of entertaining guests. Though the ranch house floor plan was the embodiment of casual living, most homes of that era lacked architectural details that would make them memorable. By the 1970s, the ranch style house was replaced by the split level home with Colonial or English details.
Decisions to be made are the size of each room, the number of rooms and the number of floors to be built. Will there be a basement or a fireplace, and where is the house going to sit on the lot. You could have a front yard or the house could be in the front of the lot with a yard in the back.
