Take another piece of graph paper and draw the wall sections of each room noting the windows, doors, and any heating or cooling appliance might be situated. You will have already 'placed' your furniture so you will have a good idea of what your new home will look like. You can now decorate according to your tastes. In a rental home however, you might not be able to change wall colors or in rare cases hang pictures.
If you plan on revamping a kitchen, the dimensions of workspace and appliance real estate are very important. Don't try to eyeball it or you'll end up paying for it later in time, additional work, or wasted purchases. By trying to define the scope of the work on paper first, you can bypass many of the simple problems that arise from not having thought the improvement plan out thoroughly.
Know where you will build: Before choosing a floor plan, ensure you have a piece of property to build it on first. This may seem obvious, but many home buyers think the floor plan should be considered first and they forget certain plans can only fit on certain sized lots. If you are buying 10 acres of land, than this factor may not apply to you. For those with a smaller budget and property size to work with, buy your property first.
Scope of Work. This is where a good plan is essential. If you are planning a major remodel, you will want some basic plans drawn up, preferably by a professional. You don't want to find out later that the wall you envisioned removing for a more open space is a critical weight-bearing wall. Similarly, you don't want to plan for electronic appliances and devices in an area where there are no outlets.
