Consider hiring consultants: Consultants such as an architect or mechanical/electrical/structural/plumbing may be needed for advice on making your floor plan a reality. Seek advice on how much heating and cooling systems will cost, a civil engineer may be needed if your property site is uneven, and other consultants should be referred to before you buy your floor plans.
Resale Value. This is a tricky value that can't really be foreseen that much. We know that kitchen and bathroom remodels recoup the most on the sale of the house. No home improvement will recoup 100% of the price it took to remodel, however, if you are in a climbing real estate market that might not matter. What you don't want to do is to add a home improvement that detracts from the value of your property.
Measure your furniture (you only need to worry about length and width here) next and take another piece of graph paper. Draw out lines of your furniture, label them and cut them out. Use these pieces to set up the rooms. When you find an arrangement you like, you can make a more permanent drawing. On another sheet of graph paper draw a box for each wall. Scale your windows, doors, built-ins and other features.
You've got your eye on the out-dated kitchen or you think you might want to just tear up your carpeting and install hardwood floors, but before you start to rip out the cabinets or the carpet make sure to establish some guidelines for your home improvement plan. A good home improvement plan should take into account: budget, financing, scope of work, functionality and aesthetics, resale value.
